Energy Performance Certificates (EPC) - Domestic
Report outlining the energy efficiency of a property, how costly it will be to run heating and lighting, what its carbon dioxide emissions are likely to be and what measures could be implemented to make the property more energy efficient. Under Minimum Energy Efficiency Standards (MEES) it is illegal to grant new tenancies for properties with an EPC rating below an E (unless an exemption applies). Prices from £72.60 (inc VAT) are determined by property size, presence of annexes and so on.
Energy Performance Certificates (EPC) - Non-Domestic
EPCs for commercial buildings, these report the energy efficiency of the building fabric, heating ventilation and cooling systems. Based on a more complex methodology, this report takes longer and is usually more expensive than a domestic equivalent. Leased commercial premises also require a rating above an E (unless an exemption applies). Prices are determined by the size of the premises and the complexity of the heating/cooling system.

Title Information

Regulated LLC1
This report provides a search of the Local Land Charges register at the local authority, revealing issues such as whether the property is situated within a conservation area, any restrictions on permitted development (Article 4 directions), if it is a listed building or if there are tree preservation orders within the boundary. This helps agents to meet their obligations under Part C “Material Information”. Prices from £20 (inc VAT).
Public Rights of Way Report
A report detailing any footpaths, bridleways or byways within the property boundary. This helps agents to meet their obligations under Part C “Material Information”. Prices from £15 (inc VAT).
Climate Report
This report assesses future climate impacts that could affect a property’s value, usability, cost of upkeep and ease of securing affordable lending and insurance coverage. Contains data on the potential impact of coastal erosion, thereby allowing agents to meet their obligations under Part C “Material Information”. Prices from £12 (inc VAT).
Flood Report
This report outlines if any flooding has occurred in the area surrounding the property and if so what type of flooding and how this could impact on insurability and borrowing.
